How much would it cost to build 3 flats each 3 bedrooms in Ikeja, Lagos?

Could you break down the fees for me?

Also, what are the stages in home-building and a breakdown of the cost and time taken?

Building Cost Vary according To Taste

Building costs vary according to design, taste, and finishing.

Simple designs cost less than expensive ones.

For example a 3 bedroom flat with all rooms ensuite is likely to cost more than a 3 bedroom flat with just one bath.

With regard to finishing, a 3 bedroom flat with all rooms tiled, kitchen tiled wall-to-wall, compound floor concrete-finished, and fenced with gate will cost more than same flat left tile-less and fenceless.

Another factor that affects building cost is the cost of the land. One plot of land at Allen Avenue Ikeja will cost about 20 - 30 million. Same plot of land at Ogba Ikeja will cost 4 - 6 million.

Cost of Building A Simple FLat In Ikeja
1. 1 plot of land - 6,000,000
2. Fence and Gate - 700,000
3. 3 bedroom with 2 baths - 6,000,000
4. Concrete finished compound floor - 700,000
Total = 13,400,000

5. second wing flat on same plot - 5,500,000

Cost of two flats - 18,900,000

To get a third flat, you either build a storey building or buy tWo plots of land.
