The land registry in Nigeria responsible for all Nigeria real estate issues pertaining to land matters is the bureau of lands. The Lagos state bureau of land is located at Alausa secretariat Ikeja Lagos.

Some people have a hard time locating the bureau of lands because of its location. The bureau of lands building is somewhat separate from the rest of the Lagos government secretariat at Alausa.

The land verification process requires you to obtain the verification form at a cost of five thousand Naira (as at the time of writing). You fill out the form, attach the land documents, and submit in the appropriate office.

The verification process is essentially to determine if the land you're about to buy is free of government acquisition and free of litigation . . . two situations that can render your purchase and ownership null and void.

The cost of buying property is substantial. It will be disastrous to make that huge investment and then be told you've purchased a government owned land. It's like throwing money down the drain. And it can break your heart.

So, before you purchase that property, do due diligence by verifying its status with the bureau of land of Lagos state or the state in Nigeria where the land is located. This singular act can save you a lot of trouble and heartache.

The land verification process is also an essential step to processing the certificate of occupancy (or C of O) of your land.

One important advice.

Complete the legal documentation of your property as soon as possible.

If you do not yet have a C of O for your property, your legal ownership is still contestable in the future. The advantage of having a C of O for your property is that it legally identifies you as the owner as far as the government is concerned. A C of O from the government means that the government has legally leased the property to you for 99yrs.

If for any reason the government decides to encroach into your land in the future in the course of executing a project, your C of O compels the government to give you full compensation.

Bottom line.

Your C of O is a protection for your property. Besides, when your property has a C of O, the value appreciates in the eyes of potential buyers if you decide to sell any time in the future. Either way, you win.
